1. ADVANCE PAYMENT: Checks should be made payable to West Marin Real Estate and mailed to the above address. WMVR must receive full payment of the rent due 30 days (45 days for July/August reservations) prior to arrival. Reservations made less than 30 days in advance of arrival require full payment within 7 days.
2. DEPOSITS/FEES: Cleaning fee is only for post-occupancy inspection and inventory. Security Deposit shall serve as a security & damage deposit and for additional cleaning, if necessary, and is refundable.
3. CHECK-IN/CHECK-OUT: Directions, and map will be mailed to you one week prior to your arrival. Check-in time is 3:00 p.m. (PST). Check-out time is 1:00 p.m. (PST). Issued key(s) must be returned to the WMVR office or a $25.00 fee will be charged. Please assure that all doors, sliders, and windows are securely locked and lights and heat are turned off. WMVR is not responsible for items left in the rental home.
4. CANCELLATIONS: All reservations cancelled are subject to a cancellation charge of $35.00. For reservations cancelled less than 30 days prior to scheduled arrival, no refund will be made if the home is not rented for the reserved period. If the home is re-rented, all monies will be refunded less the $35.00 cancellation charge. No refunds will be made for early departures or if number in party decreases.
5. TELEPHONES: Telephones are furnished for your convenience. All local and long distance calls are no charge.
6. LINENS/TOWELS: Linens and towels are the responsibility of the guest unless previous arrangements have been made with WMVR for an additional charge.
7. TERMS OF OCCUPANCY: The rented property is a private residence and you agree to indemnify the owner for any damage or loss to the property or its contents that occur during your stay. Violation of occupancy limits will result in the forfeiture of all monies and termination of occupancy. We reserve the right to inspect the property during your stay. Further you agree to abide by the rules and regulations of the community and refrain from any activity which interferes with the quiet enjoyment of its residents. WMVR reserves the right to substitute comparable accomodations in the event of a home emergency. WMVR is not liable for inoperable hot tubs or failures of any equipment, systems, or appliances, as major repair problems cannot be forseen.
THIS CONTRACT IS ONLY MEANT AS A SAMPLE AND SUBJECT TO CHANGE. THE CONTRACT SENT TO SECURE YOUR RESERVATION WILL BE THE BINDING CONTRACT UPON YOUR SIGNATURE.
